It's Closing Time.... almost!

Take a deep breath! You've almost crossed the finish line!

Closing is what we are all working toward! It's the very last step in the process.

This is where everyone will sign all lender and title legal documents to make the sale official.


Usually, this is done at a title company. We will coordinate with you and schedule a time for you to go into the title company to sign as we get closer to the closing date. Please start making plans to arrange time off or a babysitter (if needed).

The closing date will be on your transaction timeline. Please remember, there may be circumstances that will cause this date to change. Don't worry, we'll keep you updated throughout the whole process.


When you come to the title company for closing, please have a valid ID or passport with you. You will also hear from your lender a day or two before the closing date to get the final number you'll need to "bring" to closing. Most buyers wire the money to the title company, if you'd like to bring a certified check, you can, though that will delay the funding, since they will need a few days to be verified, thus delaying your ability to move into the new house. It's best to wire the money before your scheduled time to close.


If you will be wiring the money, PLEASE BE SURE TO CALL THE TITLE COMPANY DIRECTLY to get their wiring instructions, their contact information will be on your CLOSING TIMELINE or you can google it. DO NOT EVER WIRE MONEY TO INSTRUCTIONS THAT HAVE BEEN EMAILED TO YOU! Wire fraud is a HUGE issue these days and they've gotten really good making the emails seem legit.


Allow about an hour to hour and a half to complete all the documents needing signatures. Once both you and the sell have signed, depending on the lender, it shouldn't take more than a few hours to fund. Funding is when all the money has gotten to where it needs to go.


After funding, we will make arrangements to get the keys to you and give you access to your new home! If the seller is staying in the home after closing, you still will get a key, but won't have access until the date you and the seller agreed to in the contract.
